David K. Scheuring is an executive, entrepreneur, and business strategist with more than 40 years of experience across financial services, real estate, operations, and business development. Throughout his career, David has been entrusted with the stewardship of capital, the leadership of teams, and the design of systems that drive sustainable growth, operational discipline, and long-term value.

David is the Founder and President of Pembroke Property Solutions, a real estate investment firm established in 2008. Through Pembroke, he has acquired, managed, and repositioned residential real estate assets, with a focus on disciplined underwriting, thoughtful deal structuring, and practical solutions for buyers, sellers, and partners.

Building on this foundation, David’s current entrepreneurial efforts include founding DSquared Mortgage Capital and Pembroke Capital Funding. These businesses focus on mortgage notes, structured real estate debt, business lending, and merchant services—each designed to help clients make informed, sustainable capital decisions.

Earlier in his career, David held senior leadership roles including President, Chief Operating Officer, Managing Director, and Senior Vice President of Business Strategy within the financial services industry. He has overseen P&L responsibility, led technology and operations teams, and partnered directly with C-suite executives.

David holds a Bachelor of Arts in Political Science and Economics from the University of Pittsburgh.
